About Edemora

Our Purpose

Edemora supports first-time and experienced property investors and developers who value disciplined, criteria-led decision making. Across both the UK and Dubai markets, opportunities are often circulated without defined acquisition parameters, tested assumptions or structured risk context.

Edemora operates at the front end of the property process to ensure those elements are considered before progression.

Edemora does not provide regulated financial advice.

Jengo Edem-Hotah

Founder | Property Investment Strategist & Deal Originator

Edemora was founded by Jengo Edem-Hotah to support investors and developers operating across the UK and Dubai property markets.

In the UK, Edemora focuses on origination and early-stage filtering of value-add property opportunities aligned to defined acquisition criteria. In Dubai, Edemora provides structured market context and introduces clients to licensed local brokerage partners where appropriate.

Her work centres on defining acquisition strategy, establishing clear parameters and ensuring opportunities are assessed within disciplined margin and risk frameworks before progression.

Rather than operating as a brokerage or promotional platform, Edemora was built to introduce structure and analytical discipline at the earliest stage of the property process.

Opportunities are reviewed against realistic delivery timelines, capital exposure and execution considerations before negotiation or commitment. Edemora operates independently alongside brokers, lenders, legal advisers, surveyors and specialist consultants where appropriate.

Clients remain free to appoint their own advisers at all times. Edemora does not provide financial, legal or tax advice and does not assess investment suitability.
Approach
Every engagement begins with defined acquisition parameters

Objectives, time horizons and criteria are established before opportunities are identified or reviewed. Opportunities are then assessed within structured context, including margin discipline, cost sensitivity, delivery feasibility, planning considerations and capital exposure.

Downside is examined before upside is discussed.

Execution constraints, funding considerations and changing market conditions are addressed early. The focus remains long-term viability and disciplined decision-making, rather than short-term projections.

Margin discipline

Every opportunity is assessed against conservative margin assumptions before progression.

Cost sensitivity

Realistic cost modelling applied at the earliest stage of assessment.

Delivery feasibility

Execution constraints and realistic timelines considered before commitment.

Planning considerations

Planning risk, consent status and structural constraints reviewed upfront.

Capital exposure

Funding requirements and refinance viability assessed in context.

Working Structure & Markets
The framework remains consistent. The execution differs by jurisdiction.

Working Structure

Engagements with Edemora are front-end focused. The role is to originate, filter and contextualise opportunities before formal progression, negotiation or commitment.

Where appropriate, introductions may be made to brokers, lenders, legal advisers and specialist consultants operating within their respective regulatory frameworks.

Edemora does not replace regulated professionals and does not sit within transactional brokerage. For certain UK-based projects, defined stages of refurbishment or repositioning may be coordinated on an agreed basis.

Edemora does not provide investment advice, assess suitability or guarantee outcomes. All decisions remain with the client.

Markets

Edemora operates across the UK and Dubai property markets, applying the same disciplined framework within different regulatory environments.

In the UK, the role is criteria-led deal origination and structured opportunity filtering aligned to defined client mandates. In Dubai, the role is providing market context and introducing clients to licensed local brokerage partners.

All regulated brokerage activity, including viewings and transactions, is conducted directly by those partners.

Who We Work With
Edemora works with property investors and developers operating across the UK and Dubai markets
UK

UK clients

Clients typically seek mandate-aligned deal origination and structured early-stage opportunity filtering. Some are entering development and prioritise defined parameters and capital discipline.

DXB

Dubai clients

Clients are often exploring overseas exposure and require clear market context before progressing with local partners. Others are experienced operators seeking efficient access without the time burden of sourcing or navigating unfamiliar markets.
