UK Property Investment
Opportunities Accessed
Off-Market
We connect investors and developers with off-market opportunities across residential, commercial and development assets in the UK.
Edemora UK sources and structures off-market property opportunities across the UK for investors and developers.
We work as a deal origination partner, not an agent: finding the deals that fit a client's mandate, underwriting them properly, and bringing only those that stack up.
Our clients range from private investors to active developers, each with defined criteria we originate against.
The detail of how we find, assess, and structure those deals sits under Our Approach.
Edemora UK does not provide regulated financial advice. All decisions remain the responsibility of the client.
Who Edemora UK Works With
We partner with property professionals at every stage of their journey.
We help first-time developers access the right opportunities with guidance, structure, and realistic deals to build experience and grow with confidence.
We work with experienced developers seeking off-market deals with strong potential, clear angles, and the right terms to maximise returns.
We work with investors building or expanding a portfolio, matching off-market opportunities to clear criteria, from first acquisition to scaling holdings.
Value-Add Opportunities
We focus on assets with strong potential for repositioning, conversion, or redevelopment.
Distressed residential assets
Below-market homes from probate, repossession, or motivated sale, priced for a clear entry margin.
Commercial or mixed-use assets
Offices, retail, and mixed schemes suited to repositioning or residential conversion.
Conversion and permitted development
Buildings with change-of-use upside, from commercial-to-resi to subdivision and airspace.
Land or development sites
Brownfield, derelict plots, infill and surplus land with planning uplift or density gain.
Value-add and reposition
Tired, undermanaged, or part-built assets where works or active management force appreciation.
How we find them
We originate off-market through direct-to-vendor outreach, auction house relationships, and agent and solicitor networks, layered with planning and ownership intelligence. Most never reach the open market.
Tell us what you're looking for and we'll bring you the deals that fit.
Our approach
Every opportunity moves through the same disciplined process, from first contact with a vendor to a structured deal that stacks up.
Origination
We source off-market through channels most buyers never access, surfacing stock that never reaches the open market.
Underwriting
Early-stage analysis on every opportunity to test the numbers, the planning position, and the exit before it goes further.
Margin and safety
We only progress deals with a strong discount to market value and built-in breathing room to absorb execution risk and market movement.
Value-add and structuring
We define the angle, whether planning uplift, conversion, or forced appreciation, and structure terms that protect the entry and the exit.
Discipline and filtering
Ongoing screening means only opportunities that meet the criteria reach our clients. No thin deals, no retail pricing.
Direct Engagement
We work directly with serious buyers who can move quickly and add value.
Off-market access to high-potential opportunities
Clear information and upfront transparency
Aligned terms and efficient transaction process
Strong potential for value creation and returns
Working With Professional Teams
We collaborate with well-capitalised, experienced teams who share our standards of integrity, transparency, and performance.
Edemora UK operates within a wider professional ecosystem. Where appropriate, introductions may be made to specialist brokers, lenders, legal advisers, surveyors and planners.

UK Off-Market Value-Add Opportunities Built Around Your Mandate
Engagement with Edemora UK begins with a short mandate form. This allows alignment on experience level, capital position, objectives and execution preferences before any discussion takes place.
Opportunities are originated off-market and assessed against defined criteria before being shared.
